Master Plan for the New Myrtle Beach Downtown

February 28, 2007

So what's downtown going to be like without the Pavilion? The Pavilion Area Master Plan outlines a strategy for redeveloping the downtown area. This area has been defined as the area from 6th Avenue South to 16th Avenue North and from the Atlantic Ocean to Oak Street and Broadway. The area encompasses more than 300 acres of land and one and a half miles of oceanfront. The area is to be divided into five districts and each has a set of goals to works for development.

The Entry District provides a front door to the downtown Myrtle Beach area. It provides for improved traffic circulation, special landscaping, and parking. The flavor of the Myrtle Beach Downtown area is to be pedestrian friendly, providing for pedestrian amenities, sidewalk cafes and a visitor center.

The North Entertainment District, which lies between 9th Avenue North, Oak Street, 16th Avenue North and Ocean Boulevard will feature multi-family housing, retail stores, professional offices along with cultural arts and entertainment venues.

The Central Amusement District will be home to taller buildings. A variety of spaces will provide places for events and activities throughout the year. The Pavilion block will be restored to "recapture the historic oceanfront activities and environment of years ago".

The south District may be a beachfront neighborhood with a variety of small stores and businesses. Historic preservation is to be encouraged along with new mid-rise buildings.

The Beach District covers the property between the Ocean and Ocean Blvd. It is said to feature a boardwalk the runs the length of the redevelopment area, beach front parks and street end access points.

Other plans for the redevelopment of downtown include improved storm drainage and an ocean front park.
